Occupancy & Guests

House rule #1: no more than 8 guests in the cozy log cabin and 6 guests in the A-frame chalet. we're strict on this to keep the place comfy and avoid a bathroom situation resembling a stadium post-game. sneaking in extras? nope, not happening.

No tents or camping allowed. we want to respect the space of our resort guests. tents made of a beach towel, go wild.

No events or parties. small family gatherings up to 10 people are okay, but no extra overnight guests. say goodnight, wave and make sure everyone gets home safely.

Children & Infants

Quiet Hours & Behavior

Silent hours are between 11 pm and 8 am. sound travels over water, and trust us, the Great Blue Herons aren't fans of late-night karaoke. shhhh.

No smoking or vaping of any kind. if you break this rule, you cover any smoke damage costs. no drugs allowed. break this, and you're out with no refund.

Boats & Water Activities

Boat rentals (pontoon, paddle boards, rowboats, canoes & kayaks) are not negotiable and not 24 hrs. pay, sign the waiver, and follow safety rules before hitting the water. experience required for motor boats and a helpful call in person before launching. we are cautious and strict because boats can be dangerous as much as they are fun. let's have fun.

Kitchen, Bathroom & Supplies

Stocked Kitchen: we do not provide food, ice or bottled water. we have salt, pepper, coffee, small bags of sugar but nothing that could spoil. Our water is from the earth. if you don't care for the taste of soft water please bring some. The resort water is safe and potable and the cold water tastes better than the hot.

One set of bed linens provided unless you request extra cleaning ($25). We provide 2 rolls of tp and 1 roll of paper towels. need more? dollar store is 5 minutes away for anything your heart desires.

Towels: A beach and a bath set per person. if you think you will need more and love to stay extra dry, please bring additional. Towels are not for pets. please feel free to bring a beach blanket that may suit your color, taste and size.

Sinks: please do not rinse food down the sink. the garbage disposal fairy doesn't live here. trash cans are our version of food waste management. we are on a septic system, meaning nothing but biodegradables into drains and toilets.

Septic: Absolutely zero feminine products, wipes or trash flushed down the toilet. those items are toilet enemies. the septic system will fight back, and you'll be footing the plumber's bill.

Furniture, Bedding & Cleaning Fees

Weight Limit: There is a weight capacity to some of the furniture, so please use common sense and discretion, especially for the swinging chairs. no more than 220 pounds for the larger ones and 150 for the small ones. let's help gravity and keep everyone off the ground.

Empty beds: don't let pets/kids play, walk or crawl on them if you don't plan to use them. they're not a playground and sanitation rules mean used-looking beds get washed.

Musical Chairs: If your party rearranges any furniture, items, dishes, anything in or out or plays musical chairs, put it back to its original spot. Our staff can not lift these for you. Also, indoor furniture is not for outdoors.

Big Mess fees: your cleaning fee covers all the basics and it does take a lot of time to turn over for our staff member. If an extraordinary mess is left behind an extraordinary cleaning fee of $100 will be charged. This is not negotiable for our cleaning staff so take note of garbage or food laying around, stained linens and upholstery, hard to clean countertops, dishes and bathrooms. Please be respectful and you'll save money. everyone likes to save money :)

Bedding on floors: Please don't place comforters or blankets on the floor or bring outside or use them for pets. these items are very difficult to launder and an additional $50 cleaning if smelly or stained. so it's clear, blankets and decor from the porch or inside the cabin are not for the outdoors. any burns, stains, holes you will be covering also, Raccoons don't need to be comforted.

Stains: Carpets, rugs, pillows, furniture, blankets and linen stains or permanent damage has a replacement cost. if you don't want to purchase them please be careful. most are one of a kind.

Floors & Cleanliness

Floors: we'd love to have clean ones for guests. we put as many mats out as we could. it's not everyone's jam, but removing shoes & sandals and brushing sand, dirt, grassy feet & paws off with the whisks provided help keep rugs, hides and furniture clean for everyone. let's help keep the outdoors out.

Turn off the AC when you're out. our decor doesn't need cooling off.

Critters, Pests & Wildlife

Critters, pests and wildlife: let's keep them out of the house and in the country. we are doing our best to keep them away but please put your food sealed, in the fridge and in containers and manage food scraps, crumbs in the cabin and yard. And close doors or screens behind you. the resort is in a lakeside forest. if there was a nice warm home with a free dinner i would visit too and then invite all my friends for a free buffet.

Ticks, bedbugs, fleas: โ€” zero tolerance policy. these freeloaders are not invited guests. Please check your luggage and leave them at home. leave them here you'll be helping to have them removed so no hitchhikers please.

Wildlife: Please don't kill or injure any wildlife. all these creatures were here long before us and are guest's of the lake resort. however, bugs are fair game - get rid of as many as you like.

Outdoors, Fire & Landscaping

Landscaping: Please don't damage landscaping or natural flora. our plants are not playthings. let's keep the grounds looking as pretty as a postcard and please keep dogs confined to the beach area. We do have the grounds crew mow on a regular basis, so please accommodate them.

Firewood: It's is on us but be respectful and not burn at will and share with other guests. we also provide fire starters as we realize not everyone is an Eagle Scout. one per fire please and one is definitely enough.

Campfires: Bonfires or excessive burning? nope. let's keep the flames under control. safety first, marshmallow toasting second.

Never leave them unattended. seriously, never. place the mesh cover on the fire pit to prevent burning seat cushions is a must.

Don't burn trash or cans, glass etc. trash bins are for trash, not impromptu bonfire material. leave the recycling to the experts.

Kindling: Please don't break tree limbs for burning. we're all for fireside chats, but leave the lumberjacking to the professionals. Kindling is in a bucket in the fire shed.

Security & Privacy

Privacy: Your absolute privacy matters but to maintain and service the resort on rare occasions the host, grounds crew, management or immediate family may need access to common areas of the beach and docks. we will let you know.

Security cameras: Are in the listing's public areas for security and protection of our guests and property. we have 4, overlooking the front and rear of the resort recording video and audio. all devices are on the exterior of the property. they face the parking pads and from the lake to monitor safety and accuracy of number of guests. the cameras are 27/7 motion activated.

Lost keys: Replacing the lock costs $150. keys magically disappear? the lock magically gets a new outfit.

Pets

Pet rules are stated in our description section. you must read and agree to them if you wish to bring a furry friend. sneak in an unapproved pet or a breed that's not allowed we'll know and will be asked to leave immediately. $75 per pet, per stay to keep tails wagging.

Important Notice

โœ… Finally: Most of our guests are amazing and these loving rules are for their safety and respecting Lake Huyck Resort and as a courtesy to our neighbors on the lake. breaking rules or gross negligence may result in dismissal from the property with out refund. management reserves this right and has the support of local law enforcement and airbnb. surprisingly, these are written from experience as you can probably imagine stranger things have happened.

Furry Friend Policy ๐Ÿถ

โค๏ธ These are our homes and we have so much love, detail and pride keeping them super clean for everyone. Here's some great news. We also love dogs. We have them ourselves and know that they are important members of our family but out of respect and courtesy for our cleaning service, neighbors, future guests and our cabin furniture we need to share the ground rules to make it a great stay with the entire family and we'd love you to help them become great repeat customers :) Plus, boarding dogs is expensive these days. To help curb all that, we have a $75 per pet, per stay requirement. And you may wonder why the list is so extensive? Yes, it's because every one of these have happened. So here's the ground rules. We'll make it easy. And if some of these are not your cup of dog chow and not may be a good fit for this resort, we understand that too.

first and foremost, we only allow safe pets that are friendly, non aggressive and vaccinated with a clean bill of health. Past reviews on your pet are asked for. Absolutely NO pets are allowed that have aggressive tendencies, have bitten anyone or cannot tolerate others or other pets, I'm sure you can understand, but they are forbidden and not invited to the resort. We also need to know the type of breed to share in case any other guests in the nearby property have pets. It's very important to share that with us. We like to keep everyone safe, including deer and rabbits.

No sneaking: Trying to sneak in a pet is forbidden and will be asked to leave the property immediately. It's not just dishonest, it's completely against our rules and willingness to allow pets at the resort. We will know if there are pets that don't belong. Please be honest.

Limit: The resort has a two dog limit per cabin due to control, management and respect of other guests on the property. Special exceptions can be made under certain circumstances if understood and discussed depending on breed and sizes.

๐Ÿ›‹๏ธ Furniture and Beds

our furniture and bedding are ONLY for humans. We understand how fun it is to sleep with them and have them join you on the couch and chairs at home. We know most guests are tempted to break this rule because no one will know. We however, do ask you to respect our home furniture and bedding and ask you to please keep them on the floor and off the furniture and off the unoccupied beds. If we do find pet hair on beds, furniture and places they shouldn't be, we have to ask you to cover the $100 charge for cleaning or replacement costs. Thank you. ๐Ÿ™๐Ÿผ

๐Ÿ’ฉ๐Ÿ’ฆ Potty Trained

This is a biggie. All pets MUST BE housebroken. If your pet is prone having accidents please don't bring them along. We're sorry, this is to protect the floors, rugs and anything else you wouldn't want to purchase due to an accident. Our home is your home but please treat our home like you do your home. Some males love to mark their territory in the house. That's a no-no too. You will be responsible for any damage, staining, or smells that occur. If an accident were to occur, we expect you to immediately clean it up and THOROUGHLY! There's a long line of guests behind you with sensitive noses. We'll have cleaning supplies under the kitchen sink. Please tie all poopy bags and leave them in the trash bin outside the cabin.

๐Ÿ’ฆ Wet Dogs

Absolutely NO WET pets in the cabin. Please dry off your pooches with the towels you brought before they enter into the living spaces. Using bed linens, blankets, etc. are a huge no-no too. We're sure you can understand what wet dogs can do to a home.

๐Ÿšซ Run of Property & ๐Ÿ™…๐Ÿฝ Boundaries

Run of property: Pets are not permitted to enter the waterfront near the boats or lily pads. They are not permitted to tear up dig or run over the landscaping either. They are totally welcome to enter at the beach area and swim till their heart's content.

Boundaries: No fences - there's a huge yard to roam and play. Great, but please keep them in it and with you LEASHED AT ALL times when other guests are around. No roaming to other people, other dogs, cabins and neighbors. They might not love dogs as much as we think they should. There's also a country road at the edge of the property that's dangerous for dogs as cars have access to it. Besides there's stuff we don't know outside of bounds like probably ticks and wild animals. Yikes!

๐Ÿ›– Alone Time

Absolutely NO, that means ZERO dogs left in the cabins alone at any time. You MUST crate them if you do. You will be responsible for any damage that is caused by leaving them alone. So important you help us with this and they'll love the company.

Messes outside: Pick up the poop. It doesn't smell so great when it tracks in the house and hard to dig out of sandals. Ew!

Insects: If your dog has fleas, ticks, bedbugs, or anything else attached please leave him at home. They are not welcome and we can't have those kind of creatures in the cabins.

๐Ÿ›Œ Bedding & Towels

please bring your own towels and bedding for your furry friends. Using the cabin's beach towels, blankets and bath towels is NOT permitted. Sorry about that. As much as we like to think dogs are humans we don't wash them the same. Again, the $100 cleaning fee will be asked if these items have been used for a dog.

๐ŸŽพ Indoor Behavior

Please no fetch or play in the cabin. Inside on floors and furniture that scratch are not for the indoors here.

๐Ÿฆฎ Shedding

If your dog sheds please be considerate to clean them up before you leave. Our staff is not hired to do this. You don't have to put them all back on your pet because he let go of them for a reason. We left Dustbusters and vacuums in the cabins. The cleaning fee does not cover this. There will be an extra $50 required for cleaning up pet hair. If you want to save money, please grab them all.

We get it. It's what dogs do. But consistent barking isn't fun for anyone. We have neighbors around and a bark on the water travels fast so please help to manage the peace and quiet people came here for, including wildlife.

๐Ÿ•๐Ÿˆโ€โฌ› Breeds

Not all dogs are created equal. While we don't discriminate dogs of all kinds and sizes, big dogs and big dogs with a lot of energy need a special note here. We've had them and know what they can do to a house and what they can bring in. If you have a large breed or even a sporting breed we need you to manage them extra carefully. That includes managing the mud and sand tracked in, the scratching on doors and what they can do to furniture, the grass they can tear up and the local wildlife they hunt. You will be responsible for all the damage they cause. Please leash these guys, keep them on tethers and help us continue to have a dog policy for years to come.

Sorry the resort is not allowed to host German Shepherds, Pit Bulls, Staffordshire Terriers, Chows, Presa Canarios, Akitas, Rottweilers, Dobermans or mixed breeds of those.

๐Ÿ’ต Pet Fee

Again, we do have to charge a $75 pet fee, per pet through Airbnb as part of the policy and agreement with the cleaning services and it's important. And if you love your pet as much as we think you do, we know it will be worth the investment. Dogs can chew chairs, tear up personal items, run through screen doors and all sorts of mischievous activities so if there's extra damage or we have to do extra cleaning once those guys leave we have to have you cover for that separately.

๐Ÿฆด Doggie Bed & What We Provide

Oh and we have a nice big doggie bed, and stainless steel doggie bowls for food and water if you'd like to use. The rest you have to fill yourself ;) please leave the doggie bed inside the house not outside for the rain or move it into the yard.

Don't forget to bring your furry friend's food and, bedding, towels and toys. ๐Ÿ‘๐Ÿผ

๐ŸฆŸ Bugs

We've had our own dogs here, and they picked up fleas and ticks. It's inevitable. We take great care to have the grounds taken care of, but there are some that come in through the woods and want a free ride on your pet. You might want to consider bringing a flea and tick collar to protect your little guys.

lastly, there's an occasionally occupied cabin next door the yard is shared with. They may have dogs too or no dogs at all. Please, please manage your dogs and respect their privacy as much as they should respect yours.

Guest Access

You'll have access to the entire grounds on a private lake with a private beach, shared with the other cabin, woods, sport fishing, prairie preserves, communal spaces, EV charger, AC, wood stoves, outdoor games, sport fishing, outdoor shower, private parking, private fire pits, propane grills, picnic tables, a secluded lakefront with a large rolling yard and mature shady trees into Lake Huyck.

Waterfront & Beach

3 swim docks, floating island, play fort, tree swing for family adventures. The lake side fire pit patio & beach are shared with the adjacent cabin if it's occupied.

Outdoor Dining & Relaxation

Patio tables and chairs for meals and cocktails, outdoor dining tables, campfire seating, a large lakeside communal fire pit for evening s'mores and camp stories, picnic tables and comfortable Adirondack lawn chairs for meals, solitude and quiet talks and a rolling, grassy landscape of towering trees into Huyck Lake for making memories on.

Firewood

We have a wood shed with plenty of complimentary firewood. Firewood, if available is on us. Please be kind, the pile is reserved for other guests and not to be burned at will. We do provide fire starters as we realize not everyone is an Eagle Scout.

Parking & Location

The cabin is located on a tree lined country road that's easy on tires and sleeping kids and great for quiet strolls. Private parking is close is about 30 feet from the back door of the cabin.

Boats & Rentals

We have a large fleet of boats. A pontoon, kayaks, paddle boards, a canoe and row boats for rent if you want to take your adventuring up a notch. Boats (when available) can be rented.

Pontoon Boat$250 per day (1 tank of gas provided). Limit 6 persons due to weight capacity.

Important Notes

All rates are per day, not 24 hrs. We have an assortment of adult lifejackets, but you must bring your own lifejackets for children. We do not supply those.

Liability Waiver Required

For everyone's safety and peace of mind, we require all guests to sign a liability waiver before arrival to have access to our amenities. This covers lake use, boating, fire pits and general activities on the property. It's quick and easyโ€”we'll send it your way after booking. Thank you for understanding!

Rustic Living

We are experienced new owners whose intent is sharing our homes to make wonderful stays. We embrace rustic living and the adventure it brings. Nature surrounds the resort and those that are into nature and all its beauty and charm will absolutely love the experience. Those that see nature as a nuisance might not appreciate it.

Country Sounds

It's rustic and we'd never change a thing. It's also COUNTRY out here so please keep in mind you may hear some unusual sounds not heard in the city or burbs. Although we would like to control nature for you we can't. The occasional freight train may pass by and blow his whistle or the crickets seem to be louder out here. You'll hear wildlife: chipmunks fussing, owls hooting, bullfrogs croaking, birds you've never heard before singing and that may annoy some because it's too early or all night. It comes with its own squeaky floors and earthy tasting water but pure.

Nature's Guests

There's bugs, spiders, or gnats around lights or mosquitos that you may have to slap. That's just nature saying hello. Mice, critters or chipmunks love to try and sneak in when no one's looking so if you see any creepy crawly in there, there's no need for alarm. Just show him the way outside.

Cabin Charm

The cabins are pretty and remodeled, but still are rustic, vintage and charming and we wouldn't apologize for any of that. It's a cabin experience vs a newly remodeled home and this may not be for everyone. There's a few older windows and sliding doors don't glide and latch perfectly and some may be picky about that. We are about simple living, the outdoors and no frills. Those places are plenty in New Buffalo and there are some nice ones with all the high pressured steam showers you want.

We hope all these quirks, country charms and rural living are your style and if they are you'll have a wonderful time like many of our adventurous guests.
